Rates are indicative and change frequently — confirm current terms with a lender before applying.
Rates shift with the bond market week to week, but the loan type you choose moves your payment more than day-to-day timing does. A 15-year term trades a higher monthly payment for a much lower lifetime interest cost; an FHA loan trades mortgage insurance for a smaller down payment.
